San Antonio roofing services
Roofing services in San Antonio, from one leak to a whole new roof
A roof problem does not always come with a tidy label. A tan ring on a ceiling can come from the roof, and a lifted shingle after wind could be one tab or a whole strip. These roofing services in San Antonio each have their own page, grouped so the right one is a short read away.

Fixing what gave way
Roof repair is for a part of the roof that is no longer doing its job: a few lifted shingles, a cracked tile, a flashing seam that has worked open, a soft patch above a vent, a bent valley or a backed-out screw on a metal roof.
Roof leak repair picks up the trail from inside the house. A ring on a ceiling, a wet drywall seam or a stain beside a vent pipe is where the trail starts. GAF, a shingle maker, says failing chimney flashing is a common cause of leaks.
Emergency roof repair is for water coming in now. A visible drip from a light fixture, water running down a wall, or shingles stripped off in a thunderstorm are reasons to move belongings out of the way and call. Keep clear of a ceiling that sags or holds water, and of wet light fixtures. NRCA says emergency roof repairs are generally temporary and kept simple to stop damage from spreading, and that a professional should make them and then return to make permanent repairs.
Hail, wind and a closer look
Storm damage roof repair is the page for after hail or hard wind. IBHS writes that on asphalt shingles dents and tears can let water through, and lost granules expose the asphalt to UV. NRCA says most wind damage begins at the edges of a roof system: once material loosens, suction can raise it and pressure can push it. The service page covers both.
A roof inspection is a look without a storm behind it: before buying a house, between seasons, or when a leak question has an owner wondering about the whole roof. NRCA says once a roof system is installed, nothing is more critical to its long-term performance than a program of regular inspections and proper maintenance, and that too many owners have their roof examined only after a leak occurs.
New roofs, metal and tile
Roof replacement is a whole new roof: tear-off of the old covering, deck repair where it needs it, underlayment, the new covering back on, and new flashing where that is needed. The page covers both the materials and the parts a reader does not see until the covering comes off.
Metal roofing is for a standing seam or exposed-fastener panel roof already on the house, or one being weighed against shingles. The MCA manual says any exposed fastener that is not completely secured, is crooked or has a defective seal will eventually leak, and that panels can leak only at seams, punctures or cut openings.
Tile roofing is for clay and concrete tile roofs. Eagle, a tile maker, says walking on a tile roof can break tiles and put the walker at risk, so a tile call stays with a roofer who knows where to step. The City's re-roof application asks whether the material is changing to tile, and if yes, an engineer's assessment report is needed to clear the framing inspection.

San Antonio's homes, by building
San Antonio holds about 612,901 housing units, about 359,573 of them detached single-family houses. Another 15,184 are attached homes such as townhouses, 13,010 are in two-unit buildings and 31,827 are in buildings of three or four units. About 9,193 are mobile homes. The pages above cover houses and small residential buildings.
San Antonio has 289,380 owner-occupied homes and 265,201 renter-occupied homes, 66,681 of them detached houses with a tenant inside. So landlords and property managers call too, with a renter at the house. The City's Property Maintenance Code requires a roof and its flashing to be sound, tight and free of defects that admit rain, and roof drains, gutters and downspouts to be kept in good repair and free of obstructions.
If you are not sure which page fits
Tell us what the roof is doing when you call. The material and rough age of the roof if you know them, where the damage or stain is, what the weather did, whether it is a house, a rental or a small building, and anything that limits getting onto the roof, such as a locked gate, a dog in the yard or a tall slope. From that we can say which of the pages above covers your roof, and whether more than one applies. Where a job sits between two services, we say so.
Work for other trades
A few things are not on this site:
- Commercial and industrial roofs, apartment complexes and other large buildings: residential only here.
- Gutters, downspouts and gutter guards: another trade's work.
- Solar panels and any wiring, powered or solar attic fans, and anything on a circuit: an electrician does that work.
- Chimney masonry, siding, windows, skylight glass, insulation and radiant barrier, remodeling and additions: other trades.
- Tree work and roof cleaning: those are different trades, and the roof washing side is a different job altogether.
If a job sits between two trades, say what you have on the call; we will say what the page covers and what it does not.
